Grossfeld PAP (the joint venture of developers Promobe and Nextensa) is pleased to announce that the EMERALD building in Cloche d'Or is fully let.

PWC will occupy the last two vacant floors of the building.
The 6,880 m² EMERALD building is now fully let to three triple-A tenants:
- the STIBBE law firm already present in the building* ;
- INTERTRUST accounting firms;
- and finally the auditing firm PWC.
The building is located on Boulevard F. W. Raiffeisen, opposite the Cloche d'Or shopping center. The building was designed by London architect ANDREW PHILLIPS, who used high-quality materials to match the building's aesthetic.
The EMERALD building is BREEAM Excellent and WELL Gold certified.
There will be 40 parking spaces, 378 m² of archive space and 105 m² of multifunctional space.
*The building was delivered in September 2023.

White House
The 6,515m² WHITE HOUSE building next door is also fully leased to a single triple-A tenant: INTERTRUST.
The building was designed by VALENTINY architects. It will be delivered at the end of March 2024. The building will be available for rental from March 2024.
There will be 40 parking spaces, 158 m² of archive space and 170 m² of multifunctional areas.
Like EMERALD, The WHITE HOUSE is BREEAM Excellent and WELL Gold certified.
With regard to ESG provisions, both the White House and Emerald buildings have a CRREM and Taxonomy report. The CRREM methodology has enabled us to define the projected impact of the two buildings up to 2050, and at Taxonomy level, a large proportion of the Taxonomy criteria have been validated.
The CRREM® - Carbon Risk Real Estate Monitor ***- method accelerates the decarbonization and climate change resilience of the real estate sector in the EU. The method aims to integrate carbon efficiency into investment decisions by clearly assessing the financial risks associated with poor energy performance, and quantifying the financial costs.
What's next?

The B&B Hotel
The B&B hotel is currently under construction and will be delivered in June 2025. With a surface area of 4,500 m², it will offer 150 rooms. It is certified BREEAM Excellent. A 20-year lease has been signed with B&B Hotels 3*** superior.
The hotel will be located directly opposite PWC's Crystal Park offices on Gerhard Mercator Street.

Stairs
The STAIRS office building, designed by MORENO architects and with a surface area of 9,200 m², will be located at the corner of F.W. Raiffeisen and Kockelscheuer boulevards.
It has been awarded BREEAM Outstanding and WELL Gold certification.
Planning permission has been obtained and construction work began early this year.

The Rock
Next door to the STAIRS building, 8,700 m² THE ROCK has also been designed by MORENO architects. It will be located on Boulevard Kockelscheuer. It has been awarded BREEAM Outstanding and WELL Gold certification.
The building permit is in the process of being obtained.
What about residential?
The residential sector is not to be outdone either. The 'Weierbach' project opposite Block E has achieved a sales rate of over 60% for 185 apartments currently on the market. This confirms the district's appeal, despite the tense economic climate. The project is currently under construction, with the first deliveries scheduled for Q4 2024.
Grossfeld PAP continues to develop the Cloche d'Or district by delivering housing units to the market. New construction projects are also underway. In this tense market, we have reassuring arguments for our future investors, buyers and tenants, and we thank them for their confidence.
Accessibility
The Cloche d'Or buildings benefit from easy access by car (freeway exit and P+R parking less than 5 minutes away) and excellent public transport links. The forthcoming arrival of the tramway, with a stop in the immediate vicinity, will further enhance the district's attractiveness (Q2 2024).
Luxembourg
As the world leader in cross-border fund distribution, 2nd largest investment fund center in the world and 1st in Europe, Luxembourg continues to benefit from the arrival of many major financial institutions, helping to boost the country's economic appeal.

Cloche d'Or district
The development of this new "Prime Location" district features outstanding mixed-use architectural buildings and modern infrastructure: convenience stores (groceries, restaurants, etc.), a shopping center, a medical center, schools and a Kieser training center, as well as Luxembourg's largest park (over 12 hectares), which was handed over in June 2023. Currently, over 20,000 people live, study, work or play in the new district. By 2030, there will be more than 30,000.
The Cloche d'Or district has been awarded DGNB Platinum* certification.
